These terms set out the basis on which KeyReady Homes provides its interior fit-out, furnishing and styling services. Please read them alongside any written proposal or quotation we provide.

1. Who we are

KeyReady Homes ("we", "us", "our") is a Dubai-based interior fit-out and styling studio, operating under UAE Trade Licence No. 621624. Our website is keyreadyhomesdxb.com and we can be reached at service@keyreadyhomesdxb.com. "You" or "the client" means the person or entity engaging us for a project.

2. These terms

These terms apply to all enquiries, quotations and projects unless we agree something different with you in writing. Where a signed proposal, scope of works or quotation conflicts with these terms, the signed document takes precedence for that project. By accepting a quotation or making a payment, you accept these terms.

3. Our services

Depending on the package and scope you select, our services may include design and scope consultation, colour and furniture direction, photoreal 3D visualisation, procurement and supplier coordination, delivery and installation, styling, and listing-ready handover. The exact deliverables for your project are those set out in your written proposal.

4. Quotations, scope and pricing

Our pricing is itemised and may include: a Design & Scope fee; optional 3D visualisation; a coordination & delivery fee charged as a percentage (typically 20–25%) of the agreed furniture and fit-out budget; and, where required, separately quoted construction works (such as plumbing, bathrooms, electrical or structural changes) priced after a site visit. Furniture and FF&E are supplied through us at cost, with our coordination fee charged on top as described in your proposal.

Quotations are valid for 30 days unless stated otherwise. Indicative figures, timelines and any rental-income or yield estimates (including those produced by the Rental Yield Calculator on our website) are for general guidance only, are not valuations or guarantees, and do not form part of any contract.

5. Payments

Payment terms are set out in your proposal. Unless agreed otherwise:

• A deposit and/or the agreed furniture and fit-out budget is payable in advance, before we place any orders or begin procurement on your behalf.
• We are not obliged to order goods, book trades or commence works until the relevant payment has cleared.
• Once goods have been ordered or works committed on your instruction, the sums relating to those goods and works are non-refundable, as they represent costs we have incurred with third parties on your behalf.
• Any balance is payable as set out in your proposal, typically before final handover.

6. Furniture, FF&E and third-party suppliers

We source furniture, fixtures and equipment from third-party suppliers and manufacturers. Lead times, stock availability and colours are controlled by those suppliers and may change. Where an item becomes unavailable, we will propose a comparable alternative of equivalent quality for your approval. Manufacturer warranties (where they exist) are passed through to you; we are not the manufacturer of these goods.

7. Timelines

Our typical delivery window of 14–30 days is indicative and runs from the point at which scope, design and budget are signed off and the relevant payment has cleared. Timelines depend on factors including property handover, building access and NOCs, supplier lead times, and the timeliness of your approvals. We are not liable for delays caused by these factors or by events outside our reasonable control.

8. Your responsibilities

To allow us to deliver your project, you agree to: provide accurate property information; obtain and provide any access, keys and building or owners'-association approvals or NOCs we reasonably require; respond to design and procurement approvals promptly; and ensure the property is available for delivery and installation on agreed dates. Delays or additional costs caused by missing access, approvals or information are your responsibility.

9. Variations and changes

Any change to the agreed scope, design, specification or budget must be confirmed in writing. Variations may affect the price and the timeline, and we will confirm any such impact for your approval before proceeding.

10. Cancellation

You may cancel a project by writing to us. On cancellation, you remain liable for: all goods already ordered or committed; all works already carried out; and any non-recoverable third-party costs we have incurred on your behalf up to the date of cancellation. The Design & Scope fee is non-refundable once that work has been carried out, save that it is credited against your project if you proceed.

11. Liability

We provide our services with reasonable skill and care. To the fullest extent permitted by law, we are not liable for indirect or consequential loss, or for loss of rental income, profit or anticipated yield. Our total liability for any project is limited to the total fees paid to us for that project. Nothing in these terms limits liability that cannot lawfully be limited.

12. Intellectual property

Designs, mood boards, 3D renders, drawings and other materials we create remain our intellectual property until your project is paid for in full, after which you may use them in connection with the relevant property. You may not pass our designs or renders to a third party to execute the works without our written agreement.

13. Photography

We may photograph completed projects for our portfolio, website and marketing. If you would prefer us not to, please tell us in writing before handover and we will respect that.

14. Force majeure

We are not responsible for failure or delay caused by events beyond our reasonable control, including supplier failures, shipping or customs delays, building or authority restrictions, or other circumstances of force majeure.

15. Governing law

These terms and any project carried out under them are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates, and are subject to the jurisdiction of the Dubai courts.
